In the forthcoming Satekles Business Center, tenants have access to premises with the highest BREEAM certificate rating in Latvia to date
Developed by one of the leading real estate companies in the Baltics, Linstow Baltic, in October the Satekles Business Center attained BREEAM certification design stage certificates with an outstanding rating. The complex is due to open in 2025, and its main building will become AS SEB banka’s head office in Latvia. Meanwhile, the Business Center’s other buildings with a total area of 2,200 m2 are now available for applications from new tenants. At present, no other premises in the Latvian office segment have such a high BREEAM rating.
Confirming Satekles Business Center’s compliance with the highest sustainability standards, one BREEAM certificate with an outstanding rating, reaching 89.9%, has been awarded to the building at Ernesta Birznieka-Upīša Street 2, in which the lease agreement with the anchor tenant has already been concluded and which, once it has been built, will become AS SEB banka’s main office building in Latvia. The second certificate with an outstanding rating of 89.2% has been awarded alongside the forthcoming buildings at Ernesta Birznieka-Upīša Street 4 and Dzirnavu Street 106, whose premises spanning an area of 2,200 m2 are already open for applications from new tenants.
The total area available for lease in the forthcoming building facing Satekles Street is 1,860 m2. These premises can be rented by one or several tenants who require modern and sustainable office space. The premises on the first floor of the building are also suitable for commercial activities. Notably, a roof terrace will be available on the top floor of the building.
In turn, the area available for lease in the cultural-historical wooden building, which is located at Ernesta Birznieka-Upīša Street 4, is 380 m2. Likewise, these premises can be rented to one or more tenants. The premises on the first floor of the building are more appropriate for businesses who need to ensure a regular flow of customers or visitors. In contrast, the upper floors of the building will be more suitable for office requirements. Importantly, a private lockable courtyard will also be available for the convenience of tenants of both buildings.

The international recognition we received in accordance with the BREEAM building certification system BREEAM International New Construction 2016 for the design stage with the highest assessment in Latvia to date, reinforces our belief that we will succeed in maintaining this level until we receive the final BREEAM certificates after the complex enters service.”
The 12,000 m2 Satekles Business Center office complex will be located in the quarter between Elizabetes Street, Ernesta Birznieka-Upīša Street, Dzirnavu Street and Satekles Street and will be part of the Riga Central Railway Passenger Station and the Origo One Business Center neighbourhood quarter. It will include a total of five interconnected buildings, including the integration of one wooden building that is part the city’s cultural and historical heritage. The main building at Satekles Business Center will have seven floors. The complex is due to open in 2025.

BREEAM (British Research Establishment Environmental Assessment Method) is an internationally renowned assessment system, which facilitates the assessment of various types of buildings including offices, shopping centres and apartment buildings, etc. according to certain sustainability criteria. The BREEAM certificate can be obtained for specific stages of a site’s development including the design stage, during construction work, and after the completion of construction.
