Topping Out celebration at Satekles Business Center developed by Linstow Baltic
On August 15th this year the Topping Out ceremony was celebrated for the Satekles Business Center. The large complex consisting of five interconnected office buildings with a total area of 12,000 m² is being developed by one of the leading real estate developers in the Baltics, Linstow Baltic. The construction is being carried out by the construction company Bukoteks, and the opening is already planned for summer 2025.
The ceremonial event was marked by a specially crafted wreath as a symbol of successful collaboration between the client and the builder during the construction process. The wreath was made from branches and leaves of trees grown in Latvia, complemented by plants from Scandinavia. Each plant woven into the wreath carries its own message, symbolically wishing the tenants of the new complex success in their business growth. In the making of the wreath, the florist in collaboration with an arborist team used branches obtained during tree maintenance, thereby highlighting the sustainable and environmentally friendly approach to the complex’s construction.
“The Topping Out ceremony is a symbolic milestone for both the developer and the builder, as the construction works have reached the highest point of the building and can enter the final construction phase. We are truly pleased that the construction is currently proceeding as scheduled and the new office complex will be put in operation next year. We would like to thank the builder for their work!” explained Linstow Baltic’s Chairman of the Board, Frode Grønvold, emphasizing that “Seeing the outlines of the new complex not just in the project but also in reality, we are truly pleased that the Satekles Business Center organically fits into the urban environment of Riga’s city center. This reaffirms that our consistent and purposeful investments in the development of this area – expanding the Origo shopping center, developing the Origo One business center, and the Satekles Business Center complex – have significantly contributed to the transformation of the area over the past decade, strengthening it as one of the main commercial clusters in Riga. We are pleased that soon we will be providing even more high-quality, sustainable office and commercial spaces in this location, meeting the highest business standards, for companies and their employees.”
The construction of the Satekles Business Center began in 2023 under the leadership of the construction company Bukoteks. Author supervision is carried out by the specialists from SN&L, while construction supervision – by Forma 2 specialists.
“The successful implementation of large-scale projects is only possible if all involved parties work in harmony and unity. I am pleased to say that this has been the case here. At this moment, I can proudly note that we have successfully completed the construction of the main building structures of the extensive Satekles Business Center. The construction involved the use of more than 5116 m³ of concrete and 60 tons of metal. The total length of the complex’s piles is comparable to the distance from the Freedom Monument to the Latvian Academy of Sport Education, reaching a length of 6947 meters. The constructed floor area is nearly equivalent to two football fields, namely 11,430 m², and the facade glazing covers 4736 m². These figures highlight the significant scale of the work accomplished. Therefore, I would like to express my sincere gratitude to the Bukoteks team and all the people involved in the construction, as well as our partners, including designers, clients and the supervision team from Forma 2,” said Aivars Kronbergs, the head of Bukoteks.
In 2021, even before completion of the open architectural sketch design, AS SEB Bank became the anchor tenant of the new complex, choosing the Satekles Business Center as the location for their new headquarters in Latvia.
SEB Bank Manager Ieva Tetere says: “To ensure a better future for both current SEB Bank colleagues and clients, as well as future employees who are still studying and will join us in a few years, changes must happen now. Therefore, we are proud to be a part of this project – a modern and sustainable office complex in the very heart of Riga. The ridgepole ceremony marks an important milestone for us as a bank – in exactly one year this place will become the new home of SEB Bank. Thank you to our partners and everyone involved for what has already been accomplished! Let’s continue to maintain the high quality and sustainability standards while moving forward!”
The upcoming Satekles Business Center is located in the quarter between Elizabetes, Ernesta Birznieka-Upīša, Dzirnavu, and Satekles streets and will be part of the Riga Central Railway Passenger Station and Origo One business center neighborhood. The main building is leased to AS SEB Bank, while the other buildings in the business center still have 2,200 m² of space available for new tenants. As the winners of the open architectural sketch design competition this office complex was designed by the association SN&L (SARMA & NORDEArchitects and Lauder Architects), designing it in accordance with the highest quality and sustainability standards for the location, creating a suitable environment for the business ecosystem and improving the surrounding public spaces. This is confirmed by the international recognition received in the fall of 2023, following the BREEAM building certification standard receiving the highest possible rating (Outstanding) for the design phase. It is still the first and only building in Latvia having reached this level at design phase.
